A
typical Professional Home Inspection takes about three hours. All Pillar to
Postâ Inspectors
are certified professionals, and are trained to present any concerns in a
composed and competent manner. We know that all houses have their "aches
and pains". Preferably, the purchasers will be present during the
inspection. This will allow them an opportunity to thoroughly examine and
become familiar with the property and ask questions. When
the inspection is completed, an easy to read computer generated Report will
be provided on the spot. The
inspection will also be uploaded to our web site so it will be available for
immediate viewing. The inspector will review the report with the purchasers,
and answer any other questions or concerns. The
Inspection Binder also includes: ý Seasonal Maintenance Check List, ý A Home Filing
System, to keep track of home expenses, and ý Home Depot’s® “Home Improvement”
on computer compact disc. The
inspection will: ý identify significant problems and answer any concerns a purchaser
might have; ý suggest practical and cost-effective corrective measures; ý provide
related repair and home maintenance tips to put the purchasers at ease; ý identify
important shut-off switches & valves. The
visual inspection covers all the accessible areas of the house and meets or
exceeds the standards of ASHIâ. The written report is from 15 to 25
pages long, each room marked separately. There are 30 individual sections.
More than 1600 items are checked , including: Building
Exterior: The overall site, grading, drainage, foundation, masonry. Look for
significant cracks and gaps. Check
visible structure, framing, walls, siding, roof, flashing, chimneys, vents,
windows and doors. Building
Interior: Basement, crawlspace, attic, all rooms, including bathrooms and
kitchen. Look for significant cracks, possible leaks; dampness, excessive
moisture. Check visible framing, joists, beams, insulation, ventilation,
windows, doors, floors, walls and ceiling. Plumbing
System: Fresh water supply and distribution system, drainage sub system,
venting. Check fixtures, taps and appliances. Locate main shut-off valves and
meter. Electrical
System: Check service sizing, electrical distribution panel, fuse &
breaker ratings, grounding, bonding, ground fault, wiring, plugs,
receptacles, switches, and identify non-standard wiring. Heating
& Cooling: Identify heating / cooling system, date, and locate thermostat
& shut-off. Check heat exchanger, burners; blower & filter system,
humidifier, tanks, ducts, flue, chimney and overall operation. Test for
Carbon Monoxide leakage. Fire
Safety: Check smoke alarms and look for potential fire hazards.
Pillar
